Maintenance Issues

ALO proactively manages your assets to help avoid future maintenance issues, but regular wear and tear can happen before we can get to it. When that happens, we promptly, respond to any issues that the tenants raise and take corrective measures. In doing so, we will use the insured partner vendor that will not only give us a competitive price, but also provide quality work.

Emergency Repair

At ALO, we expect the unexpected and have a team that is ready to respond to any emergency that may arise. We have a network of experts that we can call to help address any issues that will disturb the enjoyment of our tenants, or threaten their safety in their spaces. We will work 24 / 7 to remediate whatever the issue is to help return the tenant’s space to a normal and safe environment. Renovations and Remodeling

Renovations are essential to attract the market-paying tenant prospect. We leverage our strong relationships with numerous contractors to get you the most competitive price for the best quality work that will be completed on schedule. We can provide oversight for any size project. We will be your eyes and ears to assure that you will be satisfied with the work product of the selected contractor.

Apartment Turnover Services

We arrange for move-out inspections with the tenant as they’re vacating the premises. Our team will check for any damage or missing items. We obtain estimates for repairs, replacements, and we facilitate any necessary deduction from the tenant’s security deposit. We also oversee completion of apartment turnover work such as painting, floor refinishing, basic repairs, and anything else that may be required.

Safety Equipment and Mechanicals Inspection and Monitoring

We will coordinate equipment inspections as recommended or required by local law to keep your building safe and prolong the operation of your equipment. Such equipment may include boilers, hot water tanks, smoke detectors, fire extinguishers, HVAC systems, etc. We aim to prevent you from getting any fines and violations. For our clients that want to lease their units partially or completely furnished, we can can provide the assistance in styling the unit and will create and maintain an inventory of all furnishings. We require for all tenants that are renting furnished units to sign an inventory statement and we will use that record when they are moving out to assure that you’re belongings are accounted for, or take the necessary measure of replacing any missing, or damaged items with funds from the tenant’s security.
